The asking price is still key to successful sales according to a recent Home Sale Network member survey, which continues to indicate improvement in the property market since the start of the year.

Of the Home Sale Network 98 per cent of members reported, in this recent survey, that asking prices are still the key to achieving successful sales in the current market.

Further statistics include: 30 per cent of survey respondents report achieving on average 95-100 per cent of asking prices in May; with a further 54 per cent achieving sales at, on average, 90-94 per cent of the asking prices.

The survey also reports that 62 per cent of members questioned have seen an increase in the number of sales being agreed in their area in May 2009 when compared to April.

In addition, the time taken to sell a property decreased in May with 55 per cent of respondents indicating the time to under offer in May had “somewhat reduced” when compared to the previous month. Of the respondents’ answers 36 per cent reported the time to sell “remained the same” in May when compared to April.

Home Sale Network’s survey results are confirmed by Paul Gillespie, from Gibbs Gillespie a member of Home Sale Network in Middlesex and Hertfordshire, who says: “We continue to see encouraging signs within the property market in this area, in price achieved as well as time to sell.

“However, as this survey indicates, it is really important that vendors appreciate that the asking price is still key to a successful sale in this current market.

“Competitively priced homes are selling more effectively than they were at the start of the year but equally, proceedable buyers are fully aware of property prices in this area and are likely to negotiate hard on price to ensure they do not pay over the odds.”
