RESIDENTS on the Ladderswood Estate have been given their first glimpse of what their homes may look like following redevelopment.

Developer tours were organised last week with the three short-listed bidders for the £80m regneration project to give tenants the chance to make their views known.

Mulalley & Co Ltd, with One Housing Group; Barratts, with London and Quadrant; and Notting Hill Housing Trust, with Higgins Construction, laid out their plans for the area, which were developed with support from the Ladderswood Estate Residents' Design Panel.

Councillor Del Goddard, cabinet member for regeneration and improving localities, said: “The new council is committed to creating strong and identifiable neighbourhoods that people are proud to call home.

"We have long recognised the problems of the Ladderswood Estate and are keen to drive the project forward.

"We are taking a focused engagement approach with the residents and are working closely with the industrial tenants, with regular group liaison meetings and one-to-one discussions.”

The redevelopment is the first project proposed under Enfield Council's New Southgate Masterplan.

It will create 365 new homes and refurbish 35, 60 per cent of which will be private and 40 per cent of which will be affordable.

It will contain a mix of flats, maisonettes with gardens and more than 100 family houses with gardens.

The scheme also provides space for a 300sq metre community facility and can accommodate 3,000sq metres of commercial space.

Resident Robert Edwards, 74, who has been living in Mason House on the estate for 42 years, said he did not have a preference among the schemes on offer, but was concerned the flats should remain spacious and sunny.

Speaking to the Enfeld Independent, he said: "The estate is well past its sell-by date at the moment and is falling apart, so it will be a good thing when this redevelopment is done and dusted.

"At the moment the flats are really big and spacious and there's plenty of light, so we would like like-for-like. Sometimes these new builds can be quite small and dark."

He added: "The community centre and green spaces sound nice as they will hopefully keep young people off the streets, but it's hard to know if it will work until you see it in reality."

Councillor Ahmet Oykener, cabinet member for housing, said: “We are on track to meet the redevelopment needs of the Ladderswood Estate.

"But until the project is completed, we are committed to addressing residents’ immediate concerns as well as working with them on their long-term aspirations.”

Speaking on behalf of the Ladderswood Residents’ Design Panel, Susan Way added: “Our Residents’ Design Panel has worked tirelessly with the council over several months to develop plans for the estate.

"We fully endorse the project and look forward to working with our neighbours to deliver a scheme that enhances the community for everyone who lives here.”
