An industrial estate will be completely redeveloped to make way for almost 3,000 new homes and a host of community amenities.

Plans for Northfields Industrial Estate, in Alperton, were unanimously approved by Brent Council’s planning committee last night.

The 21-acre site, close to the North Circular Road, will be transformed to accommodate 2,900 new homes, of which 35 per cent are deemed affordable.

There will also be work and retail spaces, a community centre and health clinic, a children’s nursery and open space, and several restaurants.

The scheme was supported by some people living nearby, who praised the good use of open space, positive job opportunities and improved connectivity in the area.

But there were also some objections over design, scale and loss of light – the buildings could reach up to 25-storeys.

The ambitious project will be carried out in phases, with a completion date set for 2038.

Cllr Shama Tatler, responsible for planning and regeneration at Brent Council, said: “This scheme will breathe new life into a worn-out and redundant industrial estate and transform the area between Alperton and Stonebridge while bringing new homes, jobs, and improvements to the public realm and local transport networks.

“It’s brilliant news for those looking to start-up a business or those looking for work, not to mention it being fantastic news for those needing a place to live, with nearly three thousand new homes to be built, over a thousand of which will be affordable.

“It’s a great scheme and one that through the extensive consultation work that the applicant has undertaken, is one that carries the support of local residents, businesses, politicians and now, the council’s planning committee.”

This final point was echoed by Cllr James Denselow, chairman of the planning committee, who praised the developer’s “excellent community engagement”.

As well as the redevelopment on the industrial estate, the applicant – St George’s Developments – said the design will benefit the surrounding area.

This will include public transport improvements and better access and lighting to Stonebridge Park Underground Station.
